Roof Repair or Replacement? How to Tell

Every roof wears out eventually. The question is whether yours needs a repair or a replacement. A short look from the ground, the attic and the gutters will tell you a lot.

Check from the ground

  • Shingles that are curling, cracked, missing or bald in patches
  • Dark streaks or moss, especially in shaded areas
  • Sagging along the ridge or between rafters
  • Flashing around chimneys, vents and skylights that is rusted, lifted or cracked

Check the gutters

Gravel-like granules in the gutters mean the shingles are losing their protective surface. A little is normal on a new roof. A lot is a sign of age.

Check the attic

  • Water stains on the underside of the roof deck
  • Damp or compressed insulation
  • Daylight showing through the roof boards
  • Musty smells or mold, which suggest poor ventilation or a slow leak

Repair or replace?

A repair usually makes sense when the damage is limited, such as a few shingles, one flashing detail or a single leak, and the rest of the roof is in good shape. Replacement usually makes sense when the roof is near the end of its life, has widespread damage or has been patched repeatedly. A composition roof that is 20 years old or more is worth a professional look.
